30 or 15 Year Mortgage for Investment Property?

Hi BP. If you are a 21 year old about to buy and investment property as a buy and hold (it will cash flow)... Do you get a 15 year mortgage or a 30 year mortgage? What about your place of residency (not investment)? Why?

It depends on you. Most will say get a 30 year loan and you can always make extra payments and you can invest that extra cash flow. I have my rentals in 15 year terms because that is around the time I want to retire and I do not need the cash flow right now but in 15 years I will have no mortgage on them so my monthly cash flow will be much higher.
