Getting tenants out so I can rehab and refinance

Hello All,

I'm trying to buy a property that is a terrific BRRRR opportunity. The former owner thought it would be better for the sale to get the tenants on a 12 month contract for the sale (formally just on a verbal month to month with them). Now I want to go through with the sale but need to get the tenants out of the property so I can begin rehabbing.

Does anyone have suggestions or creative ways to try and get the tenants to agree to get out of the property? (I've heard I can pay them but don't know how to approach that process either)
