am I on to a good deal or is my head playing tricks on me

found as great property I think. the seller is in Florida 4 units for 200k it is in a A plus school district. on the edge so it is A little country looking. however the avarage rent in this district is 800 to like 1300 for 3 bedroom all units are rented month to month. tenants are old tenants some sense 1980. My jaw dropped when he said he was renting out the units for 300 a month and 3 bedrooms for 500. now with this being said. the units were old military housing. and the realtor said they were really small. What is your guys intuition on this. there are pictures but they were really badly taken. the pictures make the property look like a ugly duckling when I go on to Google maps and do street view the property looks fine just a little country. the driveway is not paved and there are not garages due to it being older military housing. I still don't think these things would constitute a rent that is a third of the standard for the area though maybe a few hundred off but 4 to 500 for a 3 bedroom with there schools district I could at least raise those rents do you think I am on to somthing? Or am I just not knowing what I am doing and getting giddy because I want to be on to somthing and I have never been a landlord please let me know I am pre approved and will be buying my first house hack soon this property has also been on the market for awhile I will be visiting in person soon
