LLC filing... California or Nevada?

I plan on setting up an LLC for my real estate business. My initial priories will be in Las Vegas but I love in California. For tax purposes I thinking I should register my LLC in Nevada. Can anyone give me some advice on this? Does it matter where I register? Of course the goal here is to go where the least taxes are collected.

It is normally suggested to create the LLC in the state that the property is located in. If the property is located in Nevada; create the LLC in Nevada. If the property is located in CA; create the LLC in California.

If you create the LLC in Nevada and own the property in California - You would need to 

  1. Pay to register the LLC in Nevada
  2. Pay for a registered agent in Nevada
  3. Pay an annual fee to the Nevada SOS every year
  4. register the LLC as a foreign entity in California
  5. Since CA already deems you to be doing business in CA if you make important decisions in CA; CA will require you to file a CA LLC return(568) and pay the $800.

You can avoid steps 1-3 if you register in CA if the property is located in CA.
