Contract Side of Wholesale Deals

I've been researching direct mail marketing and wholesaling but still have a gap in knowledge.  We've sent out our first round of mailers and are awaiting phone calls.  If/When a deal presents itself how do you purchase the property and wholesale it on a contractual side?  Does anyone have an example contract that they provide the current home owner?  As well as a sample contract to an investor after your procured the property? 

If anyone wholesales in Oklahoma we'd love to shadow and help out while seeing how that process works.
