Modeling Returns using a SD401K

Happy New Year to fellow RE Investors!

I am trying to model the ROI and CoCROI for a duplex purchased with a solo or self directed 401K. Since I would be using my own money, is it just a cash purchase? Should I try and estimate a cost based on what I anticipate earning in the stock market versus what I project earning on the property? Does anyone have a good model?

I think that the stock market is WAY overpriced right now and want to move my money to something safer which is weirdly a POS duplex in Worcester, MA.

Thanks everyone!
