pros and cons on two story vs one story multi family properties

I am trying to get out of duplex and triplex into 4 plex and 8 plex.  Have never bought two story multi family before. And I am kind of wondering what are the pros and cons.  

I have concern of the leak and flood on two story building.   I meant if there is a leaking and flooding issue in second level units. It might affecting the units down below so not only need to fix the unit upstairs but downstairs drywall ceiling as well.  But there aren't maybe concern on one story multi family.  If the units flood mostly clean out because I like to out all tiles on the floor.  I like Concret block structure and I only buy this type. But I am just wondering if the flooring between the two story are wood base or Concret. And how do I find out before the inspection?
