Assuming a loan from someone with an FHA loan

I have found a house for sale that is currently under an FHA loan. I can’t assume the loan because I want to use it as a rental. What is the best path to take to work out a deal with these owners. They are willing to let me assume the loan if I could. They are motivated because they have already moved and want only to get rid of the second house payment. Any info would be appreciated. Thank you.
