Legal in-law unit rented in a rental SFH

Dear Biggerpockets Pro members

I am a novice investor, investing mostly passively in California in single family rentals in "A" neighborhoods in the last 5 years.  I am in contract  on a property with a legal in law unit which is included in the square feet and property records. The in law unit has a separate entrance, living room, kitchenette, master bedroom.

My question is: Is it legal for me to rent the main house to one family and the in-law unit to a single person (with stipulations on no or low visitors, noise etc). The property is in a good family oriented neighborhood.

I am still thinking how to divide the utilities/water/sewer bills etc in this case. But before that I want to make sure it is legal and permissible. What should I watch out for?

Thanks a ton for your help and suggestions!
