Strategy to buy a property from my Father

Hello BP! I am currently a real estate salesperson. I have through some deals have received a good chunk of cash that I want to invest. I want to do an owner occupy on a 4 family that I want to purchase. I also have a father that bought a duplex for my wife and I to rent after we got married which we fixed up together, he wants me to buy that property from him. Is there a way that I could finance purchasing the property from my father without needing to put 20% down on a mortgage so I could use that money for a owner occupancy of another property? Ideas and strategies are appreciated.
