Just a not so Quick Question!!!

I have an appointment with a seller in my local area. The property is a SFR and in need of no repairs. Is this a property that can be wholesale/flipped for a profit? If so what would be the price point I would have to get it for? Listed value of property $255,000 The confusing factor is the property was listed for sale at this price for a year and did not sell. What price would be a profitable offer? Any help would be appreciated.
