Buying vacant land from seller in London

Hi everyone,

Looking at purchasing a vacant lot (located in CA) from a motivated seller in London, England. Typically for domestic in house-closings, I would schedule a mobile notary to meet at the sellers house to sign and notarize the deed, and hand over payment. However, everything I have read says that international sellers need to have the deed notarized at a U.S. embassy. Thinking this might be too much of a hassle for the seller. Also, this county requires a wet signature, so online notary is a no-go. Has anyone experienced this before, and would there be any other options that might make things simpler for the seller? 

Any thoughts, suggestions, or input is much appreciated.
