Which market for multi unit $125-$175 range

Hi everyone, I’m currently looking to purchase my next property, a duplex or quadplex out of state (I’m based in San Francisco, CA). So far I’m looking at Kansas, Toledo,Ohio and indianapolis. Are there any other markets that have multi units in the $125-$175k purchase price range? Some other qualifications I have are: 

B/B- area 

Price to rent ratio 1.25%+ 

Homes in livable condition
