Future implications of joint tenancy

I plan on purchasing a multi family property with my friend 50/50. I already solely own one property. My goal is to purchase another property solely by byself next year. If I purchase the property with my friend, how would this affect future purchases? Such as, would my debt for the joint house be considered by the mortgage underwriter as only 50% of the joint mortgage or 100% of the joint mortgage? What other factors are there to consider? Thanks in advance!
