Can I get a 2nd fha Loan if I refinance out of 1st

I'm in the process of purchasing a home with an FHA loan. I'm walking into about 50k worth of equity. After living there the required about of time, I'd like to do a cashout refinance out of the fha loan and rent the property out. Could I then use another fha loan for another owner occupied property after I move out of the first one? Or are there rules against it? I've tried looking it up but couldn't find any clarity.
