Will foundation on guest house give higher appraisal?

I have a property with a main house and a guest house. 1 bed 1 bath unit. This home is on its own septic, water and electric. The guest house is say 500-600 square feet. This house only has a foundation on the back bathroom unit of say 100 square feet. My question is will putting the entire guest house on the unit increase the value of the property and how will it be appraised? The guest unit is in great shape inside and in general. This is a flip property in California. Thank you for any information on this topic. The main house is on its own septic, water , electric etc.
