Ugly Austin, TX Acreage - Need to Sell

Hi all - 

I’m now under contract for 6 acres near Austin, TX - the property is an ugly one to be honest! No physical access, in the 100 year flood plain and residential development blocked for most of the property. Despite this, it’s a full 6 acres right off of Hwy 183, a stone’s throw from downtown Austin.

I essentially got this as a gift, and would love to sell if possible (can be flexible on price). Any advice on how to market/handle a property like this? It has serious warts but I still think it might be valuable to the right buyer?
