Investment Properties Question help

Okay, here's the deal: 

I had a buyer seeking a condo in a specific community. I sent out mailers and now have multiple units that could be sold in there from investors who are willing to sell but not in a hurry to sell (They want to list higher and make money, obviously)... 

I'm more interested in working with investors (rather than just doing regular residential RE) and developing some type of way to keep all the pocket listings ready to have if someone is interested in buying OR/AND finding buyers specifically for their listings. However- again - most are technically "over priced" for recent comps. :O

In this particular community, the units will be worth more soon because of a newly developed multi million dollar complex that's going up across the street with access to amenities...also, the rental restrictions aren't crazy and most people are doing airbnb's and our area is hot for people vacationing. If I had the money now, I'd buy one because I know it will be a good investment.. Any unique ideas how to market this to people?
