Can I get an FHA loan: I already have conventional loan on house

Hey all, I am new to the game and to the forum.

I currently have a home thru a conventional loan.

I am looking into the possibility of buying a fourplex(about 10 miles away from my home), and am wondering if it is possible to get an FHA loan for the fourplex.

We would move out and owner occupy the fourplex, and rent out our house. Our back end debt to income would be .44.

Is this even a possibility?

Or should we:

A: sell house, move into an apartment, then buy using FHA

B: save up for a down payment of 20-25 percent, then use a conventional loan to fund the fourplex

Thanks in advance!
