Unique ways to convince an owner to sell

Looking to hear of any successful “out of the box” ways that investors have convinced an owner to sell. I’m obviously thinking of any owner who didn’t willing have their property listed for sale or have a plan to sell. Has anyone exchanged services? Offered to allow the current owner to maintain a small portion of equity? I would also be interested in hearing of any offers that didn’t go so well either. Thanks!
