Process for Off Market Selling

Hi all,

I am planning to sell my rental condo in San Jose, CA off market to a friend of mine. We have pretty much agreed upon terms and the price. I am trying to understand what is the process to do so. Since none of us have an agent, who can help make sure we are following the process and covering ourselves of any legal risks? Do we need to hire an agent or RE attorney to help us write an offer, disclosures, etc? Or title company could help us do so?

Other than that what are some of the gotchas I need to be careful about as a seller?
