Thanks for your response. There's a bunch of small repairs such as fixing water damaged ceiling, replacing aged tub, etc. Please let me know if you have any recommendations.

Hi all,

I am planning to sell my rental condo in San Jose, CA off market to a friend of mine. We have pretty much agreed upon terms and the price. I am trying to understand what is the process to do so. Since none of us have an agent, who can help make sure we are following the process and covering ourselves of any legal risks? Do we need to hire an agent or RE attorney to help us write an offer, disclosures, etc? Or title company could help us do so?

Other than that what are some of the gotchas I need to be careful about as a seller?

I have spoken to a number of sponsors in last few months. I am always looking for the sponsors who have history of 10+ years (1 out of 5 do). If I see that they had history, I asked them how they performed during 2008/2009. One of them agreed that they lost investors money while other mentioned that they paid from their own pocket to survive for a couple of years and eventually returned IRR of ~3%. So, do your due diligence before investing, for sponsor as well as property.

Hi,

I am considering buying a 2-4 unit multi-family in Oakland, CA and wanted some advice.

- Is it too late to buy in Oakland given the appreciation we have already seen?

- If not, what areas should I focus on if I want to rent out to millennials and tech workers?

- What are the challenges with having rental property there?
