Buying condos and renting them out

Just bought our first property (SFH) in May and are looking to the future. Eventually, I would love to buy a duplex or triplex, etc., but am looking to start small and work my way up as I learn more and more. It's still too soon to buy for us, as we are working on projects in the home we would like to live in for at least the next five years - but, I see there are some condos in the area that are fairy affordable (<$100k) and we might be able to rent out if we buy. Any tips for someone looking to buy smaller properties, such as a condo, and convert it into a rental?
