Waiving Inspections on a BRRRR property
For those of you who make cash offers on distressed properties in need of extensive rehabs, do you typically waive inspections on the property in order to help to get your low offer accepted? Can you please chime in on the pros and cons of this tactic, and also any other tips on how you might protect yourself?
Personally, I am walking the properties with a contractor who can spot many issues and give me a quote on the cost to fix, then I can adjust my offer accordingly. I feel that between my experience and his, we should be able to spot 99% of the issues that an inspector could spot. And besides, all the offers are "as-is".
Is this what others do...or am I being naive?
