What's your favorite source for an investment property HELOC?

I made a similar post last week on HELOC strategy. At the time I thought I would need to hold a property a year before I could get a HELOC on an investment property. Turns out that's not the case, though the Wells Fargo option I know of has better rates than what I can find.

As or right now the best option I can find is the PenFed Credit Union's HELOC

up to 80% LTV, line limit 10-400k, variable rate 5.25% (prime + 1%, prime is 4.25%)

Those rates are pretty good, especially for short term money.  Better than hard money!  Anyway, does anyone have a source for an investment property with better rates?  The property is located in Missouri.
