Here's the problem with buying duplexes in Metro Denver
We were hoping to buy a duplex in the NW Metro quadrant, but what was available on the market is overpriced. Also, I spoke with a duplex owner that said he gets 6 pieces of direct mail a month. There is an active listing in Wheat Ridge selling for $430,000, 2BR & 1BA, 1000SF per side. The estimated combined rent is $1900. That might be a little under what is possible, but even at $2200 a month, it's a bad deal. So we decided to buy detached SFH instead. U/C for one for $300K that will rent for $1,950/mo.
I have a current listing that I think will make a good rental. 4BR, 4BA, almost 2000 finished SF selling for $310K that should rent for $2000/mo, maybe a bit more. So, buy duplex for $430K and rent for $2000 or buy for $310K SFH and rent for $2000?
