Question

Has anyone done business with Holton Wise Properties on the investments and the PM side? I am seeing

some bad reviews on the PM side which is crucial for out of state investors. Trying to do as much research as possible.

I really like James and the YouTube channel.  I was ready to get involved with them, but then I read the PM agreement posted on their website and couldn’t figure out how I could possibly make any money.  Also looked at the additional fees for Section 8 and wondered the same thing.  If the PM agreement ever changes, I’d definitely consider it.

I watched Holton Wise TV on You Tube and many other “TurnKey” channels for 8-10 months before I decided to purchase from Holton Wise. From the first show to the last (and everyone in between) what I found was consistency. James Wise said he would be transparent and I felt that he was true to his word. They directed me to a lender and I purchased two turnkey properties from them. They also hooked me up with insurance, a title company, and they manage my properties for me. All of this was done without seeing the properties in person. I saw a videos before I purchased them; top to bottom including the roof. My contacts were Stephanie,the office manager, and The Varner Team, a real estate agent. They answered all of my questions promptly. The accounting app they use is called REN -TECH. It’s brilliant. You can log in and find out pretty much everything going on with your money. It is  a running ledger that documents who paid , when they paid , and how much they paid. Also documents management fee for the month and how much money I can anticipate getting paid on payday. I own other properties in Georgia and in Indiana and the communication with the management companies is not as clear.

Answering your question...YES I am a cash flow investor. I am trying to get my two children out of college. Having said that, I believe that I am offering a high quality, well maintained dwelling and when I make a couple of dollars I feel good knowing that my properties are providing my tenants with clean, functional, well attended homes. Holton Wise management company has high standards in quality of the apartments and homes they rent. I agree 100% ... I will not offered tenants anything but the best they can afford.

Last thing I’d like to mention. The topics I stay away from are religion, gender identification issues, politics and a few more things. I wonder if the giant picture of President Trump in the Holton Wise studio is an appropriate displayed and wonder if the display might be a reason for such poor grades. Trump is controversial.

I think my real estate business is about providing an exceptional living experience to my tenants and  putting a few dollars in my pocket for my effort. I’m focused on my business and striving for excellence.

@Lawrence Reid How are you managing your PM?  Monthly or bi-weekly calls?  They send you videos and pictures?  As, long as it's cash flowing monthly is all that matters to you?  Just curious as I looked that way before and the feedback wasn't 10/10.  Thanks.

Holton Wise company has been “very very good to me”. I own 2 Cleveland properties that I purchased from them in May of 2019. I live in sunny Southern California. I have never been to Cleveland. I could not imagine my experience being any better. They manage my SFH and one duplex and handle all my problems promptly. I have learned so much from their Youtube channel.

In a nutshell...I give them 10/10. I will buy more properties from them. It’s working very well for me. Good luck!
