Questions on my first deal

Hi Biggerpocket members,

I joined biggerpockets today after it was referred to me by a friend. I am in the process of closing a deal on a SFH 2BR/1BA and I was hoping you could help me with some of my questions.

1. Am I required to disclose appraisal value to my real estate agent? I don't mind revealing this information but I would like to do it on a need to know basis.

2. Is it possible to get fully amortizing commercial loans for real estate? I heard lenders only give balloon payment loans.

3. Is getting a title transferred to LLC better on a residential loan better or getting a commercial loan better?

Any information is appreciated.
