Best use of private lender's money

Hello,

I'm a newbie in real estate investing, looking to make my first deal and actively looking through properties. 

In addition to that, while talking to one of my contacts, he offered to lend me up to 400k in cash at a 5% interest rate.
What would you say is the best use of that money in my situation? I'm thinking about multifamily syndicators. What kind of returns could I be expecting? Where do I find them? I'm looking to move fast and hopefully get this done by the end of the year.
