What to look out for when purchasing RE with renters

Hi.  

I am in the process of purchasing a duplex with tenants in one unit.  Everything seems legit (they have a signed contract, pay on time from what I am being told, etc.).  Wondering from those that have done this in the past things to look/ watch out for.  Things that I keep thinking about are mostly legal (how does the lease transfer) and logistics (what's the best way to deal with the tenants once I take over - get in touch with them?  Send them my info and wait for a call with issues?), but there might be other topics I'm missing.
