Calculating Square footage of a townhome vs a house

Im hearing that calculating the living square footage of a SFH and Townhome are different.

I was told that the square footage of my house larger on the MLS than is being quoted in my complex

Comparing homes in other condos/THomes makes me believe my THome is larger than quoted. Should I get an appraiser?
