exclusive right to sell, versus agency

1. Why would a seller list his/her home as "an exclusive right to sell agreement" restricting him/her, when he/she can list as "agency agreement" and have some extra flexibility to surface his/her own buyer?

2. are these two different contract agreements or same contract ,with an added clause in it?
