Brokers/Real Estate Agents

How are you BP members? My question is specifically for Brokers, and Real Estate Agents. How do you expect for Buyers (REI) to approach you? If you have a specific script that would be great, but any break down is greatly appreciated. Would you prefer an Email or phone call? What are red flags for you, that you are not taking this person seriously? What is your ideal conversation with a buyer (REI)? What questions should we be asking? Thank you so much, all information is greatly appreciated.
