SFR to to duplex by converting basement.

Has anyone converted an SFR to a duplex by converting the basement to an apartment? I’m interested in doing this but wonder if it’s worth it. I’ll run the numbers to see if my return would be worth the investment, but my first question is who rents basement apartments? I don’t want to do the conversion and be left with only a poor tenant selection. The property is located in a 30,000 person town.
