Nice house on iffy NBH or iffy house in a nice NBH
Hello everyone.
I have two good deals lined up but my dilema is this. One of the properties is 10yrs old in nice shape but the neighborhood is a C+ the other property is 20yrs old but on a A- neighborhood. They both cost around the same +- 10k and they both rent for about the same amount. The only caveat is that the 20yr old property is a manufactured home vs the 10yrs old modular home. I know there's not a lot of details but just going off on the facts provided which one would you lean towards more and why?
Thank you for your time!
