How to Create Deals out of Opportunity...Indy

Im new to the whole Real Estate Investing gig , but have been doing my research and networking here on BP. In this process, I have come across 2 opportunities to acquire properties from 2 different existing portfolios that are being liquidated in the Indianapolis area. One portfolio is a smaller one...4 single family residences...seller is willing to discuss deal to the whole lot. The second is a massive 57 property portfolio. 

Dilemma: Great opportunity to buy some properties that have been well maintained and many of which already are cash flowing with renters in place. Unfortunately, I am not in a financial position to fork over cash quite yet. 

Has anyone had any experience with this? Maybe when you were starting out? Ideas? Thoughts?

I don't want to lose out on this great opportunity.
