Rural investing in Midway, PA

Hi all! My husband and I are looking at a 4-plex in Midway, PA near McDonald / Burgettstown / Robinson etc (trying to get those keyword searches in haha). Anyway, I know a little bit about the area, but not much. I just wanted to get some input on the rental market there and if it would honestly be a worthwhile investment to have 4 rental units. I understand the rents will be lower because it's rural, and they're smaller units, but I don't know if there is enough potential tenants in the area for it to be worthwhile. It's a great looking deal on paper, but if we are constantly struggling to find tenants, then it's not something we want to do. 

Any input is appreciated. If anyone has particular knowledge about that location I'd also be happy to meet in person and buy coffee to discuss. Thanks!
