Self directed 401 purchase.

I am planning to transfer former job 401 to a self directed IRA custodian and purchase a property. The money is enough for down payment and closing cost. This will be a LLC account purchase. Few questions hope experienced investors can give some guide: 1. Can my 401, Ruth 401 and HSA be put together for this LLC purchase? Can my husband's HSA work together with my above self directed money? 2. For a residential property purchase, I can get the lowest interest rate based on my credit. What factors will impact my this self directed 401 purchase with LLC and how much the interest rate compared to my residential property purchase? 3. This property will be a rental property, how the payment from tenant will pay to self directed 401? 4. Where are you find the loan? BOA or evil Wells Fargo all said they will not loan to LLC. Really appreciate your sharing. 🙏 Huiping
