Buying my first investment

I am new at this guys,  I need your help. I am getting a 4 bedroom split level to purchase at 45.000 from the listing agent.  I don't have the money buy would like to make an offer. So it's selling for 45,000 seller is motivated and it's worth 88,000. I got the address from the accessor website.  What should I do.  This is in Chicago. Thank you.
