Is Hard Money the same as paying "cash"?

I'm negotiating for a 8 plex and the seller asked if I was paying with cash or hard money. I will be paying with hard money but do I have to disclose that? Of course I will remove the loan contingency, but is hard money the same as "cash" in the eyes of the seller? Got butterflies because this will be my first multi-family and my first BRRRR property!
