Buying a rental and using the equity.

I purchased my 1st flip in Oct 2015, it took me over a year to sell it because of bad contractors. I barely made a profit and I paid cash for everything. I'm NOT giving up on the venture!!! I would to know how to buy a rental and use the equity to purchase flips.
