How to make-sure a property

Hey guys,

When considering a property - Is there a specific formula that will always yield a number on what the property value is to you.  If so, what are you looking for?

Further, how about location value?  What are the best ways to research how values may increase or decrease in specific areas?

Are there any reliable and consistent plans to use for the best selection of properties?

@Charles Thurber

What kind of property are you referring to? Residential? Commercial?
