Make an offer when remodel is still underway?

Hi, I see a home on MLS that I like and the numbers look good for my cashflow criteria. The home is currently undergoing rehab/remodel. I'm tempted to make an offer now to try to get locked in early at a good price (before other competing buyers show up). The challenge is making an offer when rehab is not done yet. I assume I'd need to put in contingencies for the work to get done and to extend the inspection period. Any other tips or pitfall with making an offer when remodel is not finished yet? Thank you!
