Help.... on a owner finance deal..

Ok, I got a house a guy is looking to sell to me on a owner finance deal. He wants a down payment and low monthly payments for 5 years, after that wants the rest. None of that is an issue. We haven't met yet and I haven't walk and/or inspected the home yet. What I am concerned about is How do I properly document this to protect myself and also if the house has a mortgage would the bank be ok with me on the deed? Any input or advise would be greatly appreciate!
