Help Finding Financing

I am a realtor and have begun investing in my area I own 2 rental properties that have no mortgage in other words they were bought cash and are both rented and cash flowing at the moment. I would like to buy a 3rd but would have to finance, due to credit issues at the moment I can not go a conventional route. So I am reaching out to more seasoned investors, any ideas how I can get financing for about 50K.
