Where to invest in commercial multi-family property in Atlanta?

I am looking to invest in commercial multi family properties  around the Atlanta area.  I have no idea where to invest  in Georgia and need the advice of resident experts who live in the area. 

 I live in Portland Oregon, and I've never been to Atlanta.  Prices are too high here so I have decided in Georgia because the prices are more reasonable.  

 I have no intention on overpaying for properties simply because they are in hot areas where investors are battling for opportunities.  I want to buy and  hold properties with good cash flow (1% rule) for the long term with atleast a 10% cap.

PLEASE HELP! NEED GOOD ADVICE...
