Finding Private Investors to do Brrrr

There are alot of properties in my area that are selling fast, the only problem is that my market is ticking upwards in terms of price. I have approval from a bank for a flip @ 15% down or rental @ 20% down. The issue is that all properties are now just above what i can afford as far as a down payment. I have a great team on my side as far as the property management company and my realtor is always finding me off the market deals but,how do I find private investors to do the Brrrr method and get this ball rolling? Are there secret investor meetings or what?
