College Student Buying Houses for Rental Property

I'm a 20 year old college student in north Texas. I am very interested in investment properties and am having so much trouble finding where to begin. My credit score is 760 and I work part time so I have low income. Under 20k/yr. I have family members who could potentially be assets. Willing to lend money and I have enough savings for a decent down payment. Any advice on how to begin would be appreciated greatly.
