Selling first "AS-IS" Property, by owner sale!, Advise please

Hello All,

This is a as-is property I bought from bank and now selling as-is to an investor.  My first transaction of this type. It is in mid-west, (MO).

I am writing a one pager property sale contract today evening, and meeting the buyer to get EMD and sign the contract.

I do have our base terms in the contract,   and added another page for buyer to release me from all/any information related to lead protection and providing the link: 

I do have title insurance from when I bought and the buyer is going to get his own and getting a termite inspection. 

Apart from that, the only other term I am including is for me to cover the taxes till day of sale and seller city/county mandatory fees for sale. 

While it is advisable to go to an attorney and get a complete contract written, I am short of time.  Looking for any advise and things to watch for and include in the contract.   While you may advise, I know it wont be a legal advise and therefore I will take it with that note. Appreciate your help, but looking for quick help.
