150k Cash To invest What city on?

Hello BP's , I have been buying real estate in Houston for the past 5 years. Looking for a new city to cash flow with putting 20% down towards a prop Houston Taxes are to high right now about 2.52%. What are some cities I can have some good cash flow at? I got 150k to invest with. Give me some of your scenarios you currently have.
